• The architect and builder should work together as a team, not as adversaries.

• The schedule for the job should be agreed upon well in advance by all parties to assure that, as soon as the client is ready to begin, work may commence. A realistic time frame should be established for the period of construction to assure that the client knows beforehand the length of time needed to achieve the level of quality he requires.

• If the project is an addition to an existing structure, the clients' need to limit disruption to continuing business should be established early in the design process and strictly adhered to during construction.

• Any change orders that are allowed should be at the clients request and not the result of poor communication between the Architect and the Builder.

• The contract price should be adhered to unless the client specifically requests changes to the original plan

By utilizing the Design-Build process, Phoenix has achieved all of the foregoing principles for our clients through the provision of single-point responsibility.
